Mindscape Architects

What Mindscape Architects does

Mindscape Architects is a multidisciplinary architecture and design studio founded in 2002 by Ar. M.M. Jose and headquartered in Kanjirappally, Kerala, India. The firm operates as a single unified practice offering integrated architecture, interior design, furniture design, landscape design, heritage conservation, and renovation/adaptive reuse services, with a documented portfolio of 45+ projects across residential homes, boutique hotels, restaurants, convention centres, corporate offices, and museums. Its design philosophy is site-specific, blending Kerala vernacular elements (courtyard plans, traditional roofing tiles, exposed stone, courtyard landscapes) with contemporary materials and minimalism.

The firm serves three primary customer segments — private homeowners, commercial and hospitality operators, and institutional/heritage clients — and has extended its geographic reach beyond Kerala into Bangalore, Chennai, and Dubai. Notable works include the 75,000 sqft Base Eleven Convention Centre (Pala, 2024), the Luxe by The Creek interior (Creek Harbour, Dubai, 2023), the Sahyadri Ayurvedic Museum (Kuttikanam, adaptive reuse of an 1850s British-era hospital), and heritage renovations such as the ettukettu Tharavad at Thycattussery (2025).

Mindscape operates a traditional project-based professional services model: revenue comes from one-time design and construction administration fees custom-quoted per scope, with direct client engagement (no intermediaries), and project acquisition driven by portfolio, awards, and referrals. The firm is privately held, founder-controlled, has no disclosed external funding, employs ~12 people, holds no proprietary technology platform, and is led by a principal architect with IIA Fellowship, IIID Associate Membership, Council of Architecture credentials, and multiple national-level awards including IIA Gold/Silver Leaf and IIID national commendations.
