What Steiner does
Steiner AG was a Swiss general contractor (Totalunternehmer/Generalunternehmer, TU/GU) and real estate developer founded in 1915 in Zürich as a carpentry workshop and converted into an Aktiengesellschaft in 1980. Over its 111-year operating history the company delivered more than 1,500 residential projects, 540 commercial properties, 45 hotels and 200 infrastructure facilities, including landmark Swiss references such as Sihlcity, Prime Tower, Maison de la paix and the Vulcano high-rise trio. From May 2010 to December 2024 the company was wholly owned by India's Hindustan Construction Company Ltd. (HCC) and operated Steiner India Ltd. alongside its Swiss operations.
In 2023 Steiner AG ceased taking on new TU/GU work in German-speaking Switzerland, and in early 2024 it sold its Western Swiss subsidiary Steiner Construction SA to the international construction group Demathieu Bard. On 5 June 2024 the company filed for provisional debt restructuring (provisorische Nachlassstundung) under Articles 293 ff. of the Swiss Debt Enforcement and Bankruptcy Act (SchKG). Through a series of court-supervised transactions during 2024-2025 the business was broken apart: on 27 September 2024 the Bezirksgericht Zürich authorised the transfer of the entire real estate development business (personnel, systems and services) to a newly founded 100%-owned subsidiary, Steiner Development AG; on 19 December 2024 the Geneva-based m3 Gruppe acquired all shares of Steiner Development AG in the same court-approved transaction that saw the disputed TU/GU receivables (the "EAGLE assets") carved into Steiner Eagle AG (now H56 Immo AG) and sold to HCC subsidiaries, and the shares of Steiner AG itself sold to the Swiss special-purpose vehicle Uniresolv SA.
Since 7 February 2025 Steiner AG has been in definitive Nachlassstundung, with Wicki Partners AG (Mandatsleiter RA Balthasar Wicki) serving as definitive Sachwalterin. The moratorium has been extended multiple times, most recently to 6 August 2026. A creditors' meeting on 1 July 2026 approved the appointment of the liquidation bodies (Liquidatorin and Gläubigerausschuss), and a Nachlassvertrag mit Vermögensabtretung under Articles 317 ff. SchKG was put to written creditor vote in July 2026. The administrator has indicated an expected 7-9% dividend for third-class claims under the liquidation plan versus approximately 2.2% in a bankruptcy scenario. Steiner AG no longer operates as a going concern and its original steiner.ch website now redirects to the administrator's information site at sachwalter-steiner.ch.
